For many states, the answer is yes. In fact, there seems to be a growing demand for this information to be made available to the general public online. In my eBook, I cite numerous sources where most of the information necessary concerning various probate properties can be found.

Do you provide online consultation?

Yes. Some probate real estate programs limit you to 30 days or some other fixed period of time during which you can ask questions, I place NO LIMIT on how long you can ask questions, and I answer EVERY email. If I don’t know the answer, I’ll tell you exactly where you can get it.

What are your qualifications?

My experience comes from having been a licensed Realtor® and a licensed appraiser in the state of California. When I first got interested in buying probate real estate, I purchased programs online, and I must say I was VERY disappointed. Some authors didn’t know anything about California. Others advised getting risky “hard money loans” to finance probate real estate. That is when I decided to write my own eBook, so that NO ONE would have to go through the same frustrating process I had to go through.

I notice your program includes flip tricks, can you tell me more?

Most programs charge you extra for information on fixing up properties for resale. I INCLUDE it. I do not want to see ANY of my students end up with "money pit" homes that will cost them so much, that they have no hope of making a profit. I single out the types of areas to target ("location, location, location"), the types of problem homes to ignore, the types of buyers to look for, how to deal with Realtors®, the inexpensive touches you can add to a property to make it sell faster, and a lot of "tricks of the trade," known only to savvy Realtors.

Do you cover how the probate process is handled in California?

Yes. One of the very first things I saw missing from other programs was any discussion on how probates are handled in California. I live in California, and if you do too, you NEED this information. My program also provides valuable links to sites that will fully and completely answer your questions.

Can probate real estate be purchased in upscale neighborhoods?

Absolutely. My VERY FIRST experience with probate real estate was a property in an upscale neigborhood right near the beach, and though my friend was the buyer, I saw first-hand how the probate process worked and the HUGE discounts that were available with probate properties
